Edmonton property assessments

Edmonton assesses every property each year and mails notices early in the year. The City publishes its assessment roll as open data, so we can compare your home with similar homes as soon as you enter your address.

You may be fairly assessed. If you are, we'll tell you.

What it costs if you go ahead

What we compare

Similar homes means: same community, same structure type, built within 10 years of yours, living area within ±15%, lot size within ±25%, and at least 8 of them. Where the City's data leaves a detail out, we say so on your result and ask you to confirm it from your notice. The methodology page has the full detail.

Your dates

Complaint deadline: 60 days after the notice of assessment date printed on your notice. If that day is a weekend or holiday, the deadline moves to the next business day. A late complaint is not valid.

Check your notice

We don't state the review-period dates until we've confirmed them for the current roll. Check your notice or the City of Edmonton's website.

If you go ahead

We ask the assessor to review your assessment first. We file a formal complaint only to protect your rights if the review isn't resolved 7 business days before the deadline. If the value comes down, the City adjusts your tax. Any refund or credit goes to you, the owner, not to us. Our fee page shows exactly what you'd pay, with a worked example.
