- how it compares with similar properties in the same market, per square foot and in total;
- any obvious record errors, such as area, class or year built;

Where rolls are public (Calgary and Edmonton, for example), we can build much of the report before we meet. Elsewhere, we work from your notices, leases and operating statements. Some locations will be fairly assessed. If they are, we'll tell you.
Who it's for
Multi-location operators and mid-size landlords: industrial and logistics, retail, dealer groups, grocery, hotels, senior living, self-storage, fitness, dental and veterinary groups, and property managers with 20 or more assets. Typically each location is assessed in the millions.
How the work is done
- A named person leads every commercial file. Software does the data assembly, comparables and deadline tracking. People make the arguments, negotiate with assessors and appear at hearings. If a file goes to a hearing, a person represents you. Software never appears in front of a board.
- Assessor review first. We ask the assessor to review first. We file a formal complaint only to protect your rights if the review isn't resolved 7 business days before the deadline.
- Ontario: Assessment Review Board appeals are handled by a lawyer or paralegal licensed by the Law Society of Ontario.
- Your approvals, in one place: pursue lists, appraisals, settlement offers and filings are approved by your team in the portal before we act.
- Every deadline, visible: a calendar for each property and jurisdiction, exportable to your own calendar.
How fees work
Commercial work is paid mainly on results, as a share of the tax saving over the years it applies. The terms are set in a master agreement, with an annual scope your team approves. Invoices are issued on decision, on net terms. Nothing is charged for the Portfolio Equity Report.
Your data
We store your data in Canada, in a Toronto data centre, and keep our encrypted backups in Canada. Leases and income statements are encrypted and used only for your file.
